Updated: Aug 1

In the heart of Pasay City, the Mall of Asia (MOA) Complex has established itself as a premier hub for modern enterprises. Just minutes from the airport and surrounded by world-class retail, hotels, and entertainment destinations, this iconic development sits at the intersection of architecture, business, and lifestyle along the bayfront.

The Final Tower in the E-com Series

Set within this vibrant district, the Six E-com Center is the final addition to the six-building E-com series in the Mall of Asia Complex. Located beside SM Mall of Asia, and accessible via elevated walkways, the tower is designed to meet the evolving needs of modern businesses. The development is targeted for completion by 2026, further expanding SM Offices’ portfolio of sustainable, enterprise-grade workspaces.

A Sustainable Vision by SM Offices

Developed by SM Offices, the commercial property arm of SM Prime Holdings, this PHP 5 billion project boasts a pre-certified LEED Gold design focused on energy efficiency and sustainability. It is part of SM Prime’s expanding E-com Office portfolio and supports the MOA Complex’s broader vision of a mixed-use, transit-oriented business district. The project will provide over 60,000 square meters of premium leasable office space across two linear glass towers, incorporating features like the Prism Plaza Sky Garden and a retail arcade. Although construction was initially scheduled for 2016, the official groundbreaking took place in May 2023. The project is a collaboration between Arquitectonica, an internationally renowned architecture firm, and local partners WCY Architects and Design & Development Consultants. The Six E-com Center is being built on the former parking area between the SM Mall of Asia North Wing and the Five E-com Center along Sunset Avenue. Its full completion is targeted for 2026, with Monolith Construction and Development Corporation serving as the general contractor.

A Self-Contained Business Ecosystem

Architecturally, the Six E-com Center continues the phased development strategy of the MOA Complex, building on the success of earlier projects like the Four E-com Center. The two towers, designed with a sleek, all-glass façade, are inspired by the crystal-like design language of their predecessors. They are optimized for floor efficiency, natural lighting, and panoramic views, making them ideal for BPOs and multinational firms. A shared multi-level podium unifies the towers with adjacent buildings, both visually and functionally. The ground and podium levels will feature spacious lobbies, integrated retail spaces, dedicated drop-off zones, and zoned elevator systems to ensure smooth vertical circulation for tenants and guests.

Located within the Mall of Asia Complex, the Six E-com Center benefits from seamless access to everything a modern business requires. Surrounded by hundreds of retail shops, restaurants, hotels, and entertainment venues, including the MOA Arena and Conrad Manila, the development offers a fully integrated lifestyle and work environment. Tenants also enjoy convenient access to healthcare through on-site clinics like Medical City Clinic and Borough Medical Clinic, with comprehensive medical services available nearby at San Juan de Dios Hospital along Roxas Boulevard. Safety is supported by the close proximity of the Pasay City Police MOA Substation, ensuring a secure setting for business operations.

A Master-Planned Hub with Unmatched Connectivity

The Mall of Asia Complex was master planned with accessibility at its core. SM Prime developed its own transport terminal within the estate, allowing seamless pick-up and drop-off for BGC buses, UV Express vans, jeepneys, and MOA shuttle services that connect to key residential areas across Metro Manila. Future connectivity will be further strengthened by major rail projects. The LRT-1 Cavite Extension, now partially completed, is expected to include a station near the complex, while the upcoming Pasay Monorail will provide a direct link from the MOA Globe area to the MRT-3 EDSA-Taft Station, significantly reducing transfer times between train lines. Road infrastructure within and around the complex adheres to international standards, featuring wide three- to four-lane roads such as Diosdado Macapagal Boulevard, EDSA, and Roxas Boulevard. These are complemented by well-sized sidewalks and elevated walkways that ensure safe, comfortable pedestrian access. Six E-com Center is connected via these elevated walkways to key destinations such as the SM Mall of Asia, SMX Convention Center, and adjacent business and leisure facilities. While the building itself does not offer dedicated basement parking, it benefits from MOA’s extensive shared parking network, including the North and South Wings and several multi-level garages.

Enterprise-Grade Features and Sustainability

The 14-storey Class A office development spans over 60,000 sqm of leasable space, with typical floor plates of 2,000 sqm per level. The building is PEZA-accredited, provides 24/7 access, and is ideal for tenants seeking full-floor setups, particularly BPOs and multinational firms. Technologically, Six E-com Center meets enterprise-grade standards, with a robust fiber-optic backbone, multiple telecommunications providers, and a redundant N+1 power system for uninterrupted operations. Climate control is maintained through centralized chilled water and VRF HVAC systems. Security and operations are strengthened by an advanced Building Management System (BMS), RFID access, and round-the-clock CCTV surveillance. Its LEED Gold design integrates double-glazed glass curtain walls, LED lighting, and water-efficient fixtures to ensure environmental performance.

A Future Landmark in Manila’s Bay Area

With its sustainable design, modern infrastructure, and location at the heart of a thriving business and lifestyle district, the Six E-com Center is set to become a landmark office address. Positioned within the master-planned Mall of Asia Complex, one of Metro Manila’s most dynamic and fastest-growing commercial hubs, it offers prime leasable space with exceptional long-term value. More than just a premium workspace, Six E-com Center positions itself as a gateway to sustained growth and visibility, ideal for multinational corporations, BPOs, and high-growth enterprises seeking a prestigious and future-ready headquarters in the Bay Area.
