Office Property Highlight - SM Four Ecom in the MOA Complex

Updated: Sep 16, 2021

The Bay Area has been the best performing business district when it comes to growth for the past five years. This vast “new”land that was reclaimed from the sea during the Marcos years, only started to flourish during the latter part of the 2000s and the SM group was one of the driving force in this booming district.

In 2006, the SM group opened the biggest mall in the country in the Bay Area and called it SM Mall of Asia. Here we saw the once deserted place start drawing traffic and in little time, it was a destination for both local and foreign visitors.

SM continued developing the area with its continuous mall expansion, residential condominiums, hotels, events place, and of course, offices.

The offices in the mixed use development are very hard to miss. The designs are very impressive and the structures are quite big in terms of floor plate to compare with the other office buildings in the area.

Even though these buildings are huge, SM easily leased the first four Ecom buildings (One Ecom, Two Ecom, Three Ecom and Five Ecom) and now awaiting the completion of the missing Four Ecom!

A design perspective of SM Four E-Com

The Development of Four E-Com

SM Four E-com is a three-tower development with a scheduled complete turn-over this 1st, 3rd and 4th quarters of 2020 respectively with an approximate floor plate of 2,400.00 to 3,000.00 square meters each, depending on the zoning. Each tower has 15 floors and they share a common podium on the 5th floor which will house retail stores.

With its huge floor plate, it is still very generous to set a density allocation of 1 person for every 5.5 square meters. This means that you can house more employees making it more efficient when it comes to maximizing your floor space. The development is also currently undergoing its application for PEZA accreditation.

Accessibility of MOA Complex

The Ecom buildings is home to big BPO companies such as EXL, Amazon, Alorica and Telstra to name a few. Thus making the MOA complex a business district on its own. It has more than enough support service for its locators and very importantly, it has transport hubs that will bring to you to key locations in Metro Manila. MOA complex is easily accessible to the southern provinces of Cavite, Laguna and Batangas with direct connectivity through CAVITEX. The airport is also a few minutes away with its recently completed access of the NAIAX cutting the travel time to 10-15 minutes. To make it even better and also more convenient, being in the Bay Area itself is an advantage as you have the access to the most number of five-star hotels and most number of business and budget hotels more than any other district in the Metro because Bay Area is actually also being developed as the Entertainment City of the country.

Security

Being in a private estate in the Philippines is sometimes safer than not being in one. Aside from being it blanketed with double security (both private and government provided), the SM group is also known for their strict enforcement of security in their premises. All security personnel are privately managed by SM Prime Holdings and they do rounds 24/7 backed with CCTV cameras in every corner of the property. But they are also connected with the Pasay local government should there be any incident that needs police intervention. They also have a command center where they efficiently monitor the security of the entire estate. This ensures a safer environment for locators and their people which is very important to all businesses.
