The Transit-Oriented Model: Smart, Modern, and Efficient Design

The PITX Office Towers present a distinctly transit-oriented approach to Grade-A office development. A robust podium integrates passenger ticketing, boarding gates, and retail, while four sleek office volumes rise above it, each offering large, efficient floor plates of approximately 3,200 square meters. With a gross leasable area of roughly 72,000 sqm in total, the towers are purpose-built for enterprise, BPO, and corporate occupiers. Their architectural character is defined by pragmatic elegance: glazed façades promote daylighting, while precast and GRC detailing lend visual depth. The podium-to-tower integration allows office users to ascend directly from the bustling transport concourse.
Developers, Designers, and the Vision Behind PITX
MWM Terminals, Inc., a subsidiary of Megawide Construction Corporation, served as the lead developer and original proponent of the entire PITX complex under a Public-Private Partnership (PPP) agreement with the Department of Transportation (DOTr). As project proponent, Megawide
took responsibility for financing, design, construction, and terminal operations.
The architectural design was a collaborative effort. Megawide’s in-house team led the process with specialized consultants. ASYA Design Partner acted as the lead architectural consultant, providing the overall concept, façade, and integration of transport functions, while Budji+Royal Architecture+Design handled the passenger area interiors, known for their modern Filipino aesthetic and airport-like feel. Technical execution was supported by top engineering firms: DCCD Engineering Corporation for civil and structural works, and E.C. Carlos & Associates, Inc. for mechanical, electrical, plumbing, and fire protection systems. Construction of the terminal superstructure was carried out by Marlon Andal Construction Corporation (MACC).
The design philosophy reflects Functional Modernism, prioritizing purpose over ornamentation. Organized around transit-oriented development principles, the terminal ensures seamless passenger flow with elevated walkways, clear wayfinding, and separate arrival and departure zones. Its airport-inspired features—including airline-style boarding gates, centralized LED departure boards, and a bright central atrium—aim to elevate the commuter experience to international standards. Architecturally, the complex embraces a modernist aesthetic, using glass, metal, and concrete to maximize natural light, durability, and low maintenance while delivering a contemporary, commuter-friendly hub.

Location & Accessibility: Gateway at the Southern Threshold of Metro Manila
Strategically located at #1 Kennedy Road in Parañaque’s Bay City, PITX connects directly to CAVITEX, Macapagal Boulevard, and Ninoy Aquino International Airport (NAIA), while sitting near Entertainment City and the Mall of Asia complex. The hub integrates road transport with rail access via the LRT-1 AsiaWorld/PITX Station, linking passengers directly to the heart of Manila. Organized drop-off zones, secure taxi areas, and 24/7 parking make the terminal a central connector for Cavite, Batangas, Laguna, and Metro Manila. At full capacity, PITX can handle up to 200,000 passengers daily, making it one of the country's most significant transport nexuses.
