First of all, we need to acknowledge the fact that constructing or renovating your office is an overwhelming project for just anyone. There will be a lot of involvement from different parties aside from yourself starting from vendors--architectural, plumbing, mechanical, electrical, furniture, IT equipment and infrastructure and even up to your local government and building manager.

 

This being said, if you are not trained and knowledgeable to manage an office construction site, chances of you failing are very high. You need expert guidance.

Even before you get your space, there are tasks that you will need to start on working so that soon as your office is turned over, you are ready to have your workers mobilize on site.

 

Time is very important when it comes to office construction. Rents start to kick in after your rent-free period. If you are not done constructing your office, you will be bleeding rent, building dues, utilities and worse, you can't even operate your business yet.

This is mainly the importance of having a construction manager--to ensure your entire construction team is working together, doing what they are supposed to do, at the right quality of work, and the right time.

WHY NOT SIMPLY HIRE A
GENERAL CONTRACTOR?

Plan + Design + Integrate + Build 

Most general contractors will sell you the idea of a "one-stop" shop where they do design + build. It may sound practical but it is very high risk. Simply because  you are skipping two equally significant steps of your entire construction project. 

Design + Build literally means they will draft you a design and once you approve it, they will start building. The problem here is most clients do not even know how to properly review designs. What are the questions you should ask, what are the items you need to verify. 

Lets say, the design provided unintentionally posed a safety threat in one of your office rooms. No one was able to check on your end because again, no one knows how to check these things. It simply is not your field of expertise. So you approve the design and you use the design to apply for the necessary permits for you to start your build. After a month of waiting for your permits, you find out that your local government denied your application because of the error in your design. Consequence is you are already a month delayed with your construction and you still need a revised design. 

Truth is, chances of this happening is extremely high if you depend solely on a general contractor. Even if you have a professional in-house facilities manager, it will still be different if it is an actual construction.

 

No project can be executed perfectly--this we know as there is no such thing as perfect, but it is quantifiable in the world of construction. Why risk losing millions (in php) when obviously, a fee for a construction manager,  would cost you less.
